Oceanside’s Planning Commission recently approved two new mixed-use coastal rental housing projects along the city’s coastal corridor, adding 41 rental apartments along with affordable housing and new commercial space.

-19 homes at 1032 S. Tremont St.

-22 homes at 1609–1615 S. Coast Hwy.

-Both are 4-story mixed-use projects

-Affordable/income-restricted housing included

-State housing and transit laws allow greater density and reduced parking requirements near qualifying transit

On September 14, 2026, the Oceanside Planning Commission approved two new mixed-use developments, greenlighting 41 rental housing units along the city’s coastal corridor. The projects will now enter the building permit plan check phase to secure final structural and grading approvals before breaking ground. While an official timeline has not been announced
