Carlsbad Development - 111 New Townhomes Proposed in Bressi Ranch

One of the latest housing proposals in Carlsbad just cleared another step in the review process.

Toll Brothers is proposing a 111-unit townhome community on a vacant 7-acre site in Bressi Ranch near the Viasat campus. The proposal would require rezoning the property from industrial to residential before it could move forward.

✨ Key Facts

• 111 proposed townhome units (including approximately 15–20% affordable housing)

• Proposed by Toll Brothers

• Located at Gateway Rd & Alicante Rd in Bressi Ranch

• 7-acre site currently zoned industrial

• Five floor plans ranging from approximately 1,458–2,271 sq ft

• Three-story townhome design

• ~25 visitor parking spaces, and attached two-car garages

• Gated community with open space and landscaping

• Adjacent to the Viasat campus and employment center

📆 Current Status

In February, the Planning Commission voted 5-1 to recommend further review. In May 2026, the City Council unanimously voted to allow the project to continue through the city’s review process.

Bottom Line

The proposed Bressi Ranch project is moving forward, but it remains in the early stages of review. Supporters see an opportunity for new housing near jobs and services, while opponents have raised concerns about traffic, density, parking, and the loss of industrial land. The final outcome has not yet been decided.
