Seaport Village Redevelopment Update (Downtown San Diego Waterfront)
Seaport Village is part of a major Central Embarcadero redevelopment proposal led by the Port of San Diego and the development team 1HWY1. The Port is currently in the environmental review (EIR) phase, which means the project is being studied and is not yet fully approved to build.
✨ Key Proposed Highlights:
• Site size: ~102 acres total (land + water)
• Hotels: Up to 2,050 hotel rooms across seven hotels (includes lower-cost options like hostel/micro-hotel concepts)
• New buildings: 10 buildings ranging 2 to 34 stories
• Visitor attractions: 500-foot observation tower, aquarium + butterfly exhibit, and an event center
• Retail/dining + commercial: about 215,000 sq ft of commercial space, including retail + indoor/outdoor restaurants (plus other uses like health/wellness)
• Public realm: 16+ acres of plazas/parks/walkways, including an urban beach, living shoreline, expanded promenade, and an elevated “Green Strand” walkway
Bottom line:
This is a massive, long-term waterfront proposal with hotels, major visitor attractions, and expanded public space — but it’s still in the EIR / planning stage, so the final design, scope, and approvals are still in progress. The city is aiming for it to be done by 2030.
