  2. Buy down the interest rate — A permanent buydown uses discount points to lower the rate for the life of the loan, while a temporary buydown (such as a 2-1) reduces the effective payment for the first 1–2 years before returning to the full note-rate.

  3. Put more money down — Reduces the loan amount and monthly principal & interest and may reduce mortgage insurance costs.

  4. Improve your credit — Stronger credit may help you qualify for a better interest rate and financing terms.
